Alton Center I
Alton Center I & II is a 450,000 square foot building divided into two sections: the West Section is 466' x 485', has 23' ceilings and 25 x 40' bays. The East Section is 400' x 554', has 25' ceilings and 25 x 50' bays. Their common specifications include the following:
LOCATION: The Alton Center Business Center Business Park is located on the site of the former Owens-Illinois glassworks facility situated between East Broadway and Illinois Route 143 adjacent to the central business district of Alton, Illinois.
BUILDING AREA: Building 1 contains approximately 228,000 SF of leasable area. It is connected to an adjacent building to the east containing approximately 222,400 SF, providing 450,400 SF of contiguous space. The floors between the buildings have an elevation differential of approximately five feet.
OFFICE AREA: Office area(s) will be finished to each tenant's specific requirements.
BUILDING DIMENSIONS:

Approximately 466'x 485' and 400'x554'

CEILING HEIGHTS: 23' & 25' minimum clear heights.
COLUMN SPACING: 25'x 40' bays and 25' x 50' bays
FLOORS: 6" non-reinforced 4,000 psi concrete over 4" compacted granular fill and sealed with a surface hardener.
EXTERIOR WALLS: Architectural metal panel with vinyl back insulation providing a R-10 rating.
ROOF: Single-ply 45 mil EPDM fully adhered membrane over a corrugated steel deck and ISO insulation board with a R-1 0 rating and a 1 0 year water tight warranty.
FIRE PROTECTION: ESFR K-17 wet type sprinkler system providing 1,600 gpm over a 2,000 SF area.
PARKING: Parking will be provided as required by the various tenants on 4" of asphalt paving over 8" of granular base. The anticipated parking ratio is 1.5 cars per 1,000 SF of building area.
TRUCK LOADING: Standard height truck docks, van high docks and drive in doors will be provided as required by the various tenants. The loading areas will have a 7" non-reinforced 4,000 psi concrete apron 65' long.
RAIL SERVICE: The Norfolk Southern Railroad runs adjacent to the building and a rail spur extension is possible.
ELECTRICAL SERVICE: The separately metered electric base service will be 480 volts with 400 amps. Additional electric power can be provided based on a tenant's specific requirements.
HVAC:

Office systems will be designed to cool to 75°F inside temperature at 95°F outside temperature and heat to 70°F at 0°F outside temperature. Warehouse systems will be designed to heat to 50°F inside temperature at 0°F outside temperature. Roof mounted exhaust fans will provide three (3) air changes per hour for ventilation.

LIGHTING: Metal halide lighting fixtures will provide a light level of 25 footcandles at 36' above the finished floor in the warehouse area.
UTILITIES Water, sanitary sewer, natural gas and telephone service will be provided to each tenant in the building.
ZONING: The property is Planned Unit Development.
OUTSIDE STORAGE: Outside storage is available at various locations around the building. In some instances site proof fencing may be required.
LIFE SAFETY/ADA AND
OTHER BUILDING CODE ISSUES:
The building shall be equipped with a sprinkler system as required per the applicable fire protection for light manufacturing, assembly and warehouse use. The building will comply with all federal, state and municipal building codes and ordinances in effect, including regulatory requirements as specified by the Americans with Disabilities Act (ADA).

OCCUPANCY DATE:
The facility is can be available for occupancy within 60-90 days from lease execution, depending on the scope of the build out.
