Alton Center Business Park is a 150-acre mixed-use development located
at the foot of the Lewis and Clark Bridge at the intersection of
Illinois Route 143 and Broadway. It is a 2001 Phoenix Award winner
for outstanding Brownfield redevelopments in the United States.
The
project is being developed in two phases. Phase I included the renovation
of two existing buildings. With new roofs, siding and systems, these
buildings offer economical, like-new space for a variety of users.
The first tenant, American Water, selected the site for its
national customer service center after considering over 1,300 cities
across the country because of the area's bountiful, high-quality
labor, the City's can-do attitude and Clark Properties' ability
to provide turn-key space in timely manner.
While American Water has found the buildings ideal for office uses, with dual fiber optic feeds and copious parking, Imperial Manufacturing Group—a Canadian-based manufacturing company— has found the buildings ideal for manufacturing, warehousing and distribution. The wide open floor plans make them very adaptable to a variety of office and light industrail uses.

remainder of the property has been cleared and readied for Phase
II, which will provide 75 acres of land for sale for new developments
or leased under build-to suit agreements. Beautiful office lots
are available with views of the Clark Bridge and some of the Park's
water features. The north side of the property along Broadway will
offer opportunities for office and retail users. Just across the
street, Fast Eddie's Bon Aire has extraordinary drawing power attracting
people from the entire region. With the marina, Alton Belle Casino,
the Great River Road, antiques and eagle watching, Alton has become
